I got this fake Zillow inquiry from someone inpersonating Clayton Swayne Jones. I knew right away because I actually know Clayton. Always vet these guys hard before you respond to these. Scam Alert: Name of Scammer: "Alan Bushwack" | Phone: 281-779-3967 | Reported by: Lydia Farris Member reported: Received a call from 281-779-3967 but was in a bad area so they sent a text to me asking to discuss his vacant land he has for sale in Chaffee County. The same text came in twice. I asked him to send me the listing information and got the typicalcopy-pastee from county records. Used Forewarn to check the number and it does not come back from Alan Bushwack. I text back letting the "owner" know we use a program to ensure client safety and I required a copy of a valid DV - no passports. Shockingly, I didn't get a response back. She contacted Beth this morning. I tracked down the actual Seller (Laura Johnson) and spoke with her and alerted her to this. Just a heads up for everyone. When they asked if I went to the property, I said there was a fence with a lock. They said go ahead and break it. Member reported: This guy is pretending to be Mr. Rohan Mane and wanting to list 445 Mt Hope Dr in Twin lakes. I asked him to jump on a call with me because you can never be too sure, not to mention It just so happens I got an iquiry to run a CMA on the neighbors property around the same time. I used our new security app Forewarn to search for the owner of the property and called him directly to see if he had reached out to me to sell his land. Of course he had not. Scam Alert: Name of Scammer: Stephen C Taylor | Phone: 208-613-4260 | Email: KLF3439@gmail.com | Reported by Keri Gage Scam Alert: Name of Scammer-Craig and Ann Ford from Ontario, Canada, fordrcraigfordannm@outlook.com. Member Reported: I received a lead on Zillow stating they wanted to sell a lot in the Buena Vista area. I was suspicious about the message they sent me with how they organized the grammar. They were asking for me to send a listing agreement and CMA via Docusign for signatures. I have seen similar situations from other scammers using Zillow as a platform. Red Flags-The grammar they were using was not quite right on the email they sent. They signed their names with middle initials and provided to much information. It just did not seem right to me. Scam Alert: under the name Vincent Dunn Scam Alert- Member Reported: I just received a call and then a follow-up email from a "Roger L McFarland" wanting to sell a lot at 3617 Singletree in RORA. Something didn't look or sound right, so I did some research and found the number of the actual Roger L McFarland, who I then called. He is NOT interested in selling either of his lots in RORA at this time! (3617 Singletree and 3675 Singletree). He was very grateful for the phone call... BEWARE of these less recent but still concerning scams Scam Alert: Member and ROCC Reported: Janine Marr janine@janinemarrsalida.com Subject: Possible scam Date: May 14, 2024 at 8:50 AM Hi guys, I just got a very suspicious phone call from an anonymous phone number and a guy that could barely speak English telling me that his name was Scott Bradley and that he wanted to list his land. I could barely make out his English. I told him that if he wanted me to list his land, he would need to send me his ID showing me his name is Scott Bradley and then I never heard anything back. It was clearly a scam so I just wanted to alert you. I looked up this guy‘s name, Scott Bradley this is what I found. I just thought I’d let you guys know. Thanks. I texted the guy but only got a vague response back, then the other one said he wanted to sell 14787 Quartz Circle in Weldon Creek, which I helped the Miller's buy in 2018. I emailed the Millers and they aren't looking to sell their land, so it's for sure a scam. My guess is the other vacant lot is 12210 SADDLE RIDGE LN, since the email has herzog in it. I had a text message from an individual requesting communication by WhatsApp with her boss. This was the first warning sign. We exchanged a couple of messages and he informed me he was in San Francisco looking for a home in the $1.5M to $2.0 range yet could go higher if the property was right. I sent him a couple of listings and he chose one he liked (still no phone contact). He asked me to go video the property. I told him I needed to verify identity before I could do this. I haven't heard back since. In the messaging feed, he also mentioned that he was an investor in crypto/blockchain. He asked if I had experience with these types of transactions and how they relate to real estate (another warning sign). I have spoken to one other broker who also had a similar exchange. Might be worth putting an alert out for other brokers.
